Mold Inspection Simi Valley

Our mold inspection services go beyond a simple check-up. We conduct a thorough assessment of your property, identifying visible mold growth, potential moisture sources, and hidden areas where mold is likely to thrive. Here’s a breakdown of what our mold inspection includes:

Visual Assessment

Our certified inspectors conduct a detailed visual inspection of your property, looking for any visible signs of mold and water damage. We check high-risk areas, such as basements, bathrooms, kitchens, and around windows and HVAC units.

Moisture Detection

Mold needs moisture to grow, so we focus on identifying current and potential moisture issues. Using moisture meters and infrared cameras, we locate damp areas that may not be visible to the naked eye. This helps us catch mold before it spreads further.

Air Quality Testing

If mold is suspected but not visible, we take air samples to detect spore levels. Our lab analysis provides a clear picture of mold presence, even in unseen areas. This type of mold test gives us detailed information to create a precise mold remediation plan.

Mold Removal Simi Valley

Once we’ve identified mold, our removal process is fast, safe, and thorough. Mold removal involves careful extraction of all affected materials, as well as sanitization and restoration. Here’s how we tackle mold removal:

Containment and Safety Measures

Our team sets up containment barriers to prevent mold spores from spreading to unaffected areas. We also use HEPA-filtered air scrubbers to capture airborne spores, ensuring that your home remains safe throughout the process.

Effective Mold Removal Techniques

We physically remove visible mold, affected drywall, carpeting, and other materials that can’t be salvaged. We use specialized treatments to clean and disinfect all surfaces and materials, eliminating mold colonies entirely.

Air and Surface Sanitization

After removing mold, we treat the area with anti-microbial solutions to destroy any lingering spores. This helps ensure the mold doesn’t come back, leaving your home safer and healthier.

Common Questions About Mold Inspection and Removal

Is a mold inspection worth it?

A mold inspection is essential for uncovering hidden mold and identifying the extent of the problem. By catching mold early, you can prevent further damage to your property and safeguard your health.

What are the signs I need a mold inspection?

Some common indicators include a musty smell, visible discoloration on walls or ceilings, water damage, and worsening indoor allergies. If you or a family member experience frequent headaches or respiratory symptoms, it’s time to call for an inspection.

Can I remove mold myself?

While small surface mold patches can sometimes be managed with household cleaners, larger mold infestations require a professional approach. DIY mold removal can disturb spores, causing them to spread further or putting your health at risk. For comprehensive, safe, and long-lasting mold removal, it’s best to leave it to the experts.

Containment

Before any mold removal project begins a primary containment should be established and define the work space. Containments help prevent the migration of dust and mold spores from the work space. A containment can be established from plastic and secured with tape.

Mold Removal

Drywall, insulation, and other porous materials with visible mold should be removed from the building. After the moldy materials are removed from the building, they are usually double bagged, and then removed from the primary mold remediation work space.

Mold Removal vs. Mold Remediation

Significant mold growth may require professional mold remediation to remove the affected building materials and eradicate the source of excess moisture. In extreme cases of mold growth in buildings, it may be more cost-effective to condemn the building than to reduce mold to safe levels. The goals of remediation are to remove (or clean) contaminated materials, preventing fungi (and fungi-contaminated dust) from entering an occupied (or non-contaminated) area while protecting workers performing the abatement.[13]

Cleanup and removal methods

The purpose of cleanup is to eliminate mold and remove contaminated materials. Killing mold with a biocide is insufficient, since chemicals and proteins causing reactions in humans remain in dead mold.

We called a remediation company (recommended by a friend) to come in and remove it, and when they asked who our hygienist was and we told them, he was like “Oh man! Robert is really a stickler! He makes sure it’s really clean” Excellent! He was there when they were setting up their equipment to do the removal, and he also came back and did an inspection after they were done (that’s how it’s supposed to work, separate inspection and remediation companies. The final inspection ensures that the remediation was done completely and you won’t end up with another mold problem some months/years down the road). Also, thanks to his spotting the mold, they found that the roof had a tiny leak above the water heater so they were able to fix that instead of us finding that nice little suprise a few years down the road when it would have been a major problem instead of this tiny one.
